What to do if an extreme weather event strikes: A quick reference guide for Strata Property Owners

Australia is no stranger to severe weather events, from cyclones and storms to bushfires and floods. It is always best to be as prepared as you can at all times, but when disaster strikes, knowing what to do can help protect residents and mitigate damage to your strata property.

Here are some tips to follow:

1. Prioritise Safety

The safety of strata residents is the most important factor in any disaster. Ensure everyone is out of immediate danger and has access to emergency services. Share the:

State Emergency Service (SES) number, 132 500
Emergency Number: 000 or TTY: 106

2. Evacuation Plans

Ensure residents can safely evacuate the building if necessary. Follow official evacuation orders and direct residents to designated safe zones or emergency shelters.

3. Emergency Accommodation

If the property is uninhabitable, emergency accommodation may be covered by your residential strata insurance policy. Contact your insurer or broker to check policy details and arrange alternative accommodation.

4. Check Insurer’s Updates

Insurers often activate specialised catastrophe response teams. Stay updated by checking their website, LinkedIn posts, or email alerts for specific claim procedures and emergency contacts.

5. Document Damage

As long as it is safe, take photos of the damage to lodge with your claim—detailed documentation will help streamline the claims process and ensure accurate assessments.

6. Lodge Claims Early

Submit claims as soon as possible via your broker or directly through your insurer. A prompt claim can speed up assessments and repairs.

Preparation is Key

Being proactive can help minimise damage before disaster strikes. Ensure your building is storm-ready by maintaining gutters, securing outdoor areas, and having an emergency plan in place. Having the right insurance and understanding the claims process can also make a significant difference when recovering from a catastrophic event.
